Maybe the seller is indulging potential buyers with different vernaculars. Perhaps those downtowners like their ads all formal and stuff; but those SaC aReA peeps, man, they like their ads gLaM stYle.

The ads are a little over a week apart. Maybe the seller was getting anxious, and felt like round two needed to be pimped out. Looks like he/she got your interest.
